Job Title: Senior Quantity Surveyor
Location: Chorley or Crewe (hybrid with site/client offices)

Contract: Freelance (Outside IR35)
Project: Major station upgrade project (circa £40m)

Company Overview

We are recruiting for a Senior Quantity Surveyor to join a leading UK infrastructure and construction contractor with a strong presence across rail, highways, water, and civil engineering sectors.

The business operates across multiple divisions and has a well-established reputation as a Tier 1 contractor within the rail sector, delivering major infrastructure projects through long-term frameworks and joint ventures. The North West division is a key region within the business, delivering projects across frameworks with major clients and expanding into new infrastructure sectors. The commercial team is known for developing talent internally, offering clear progression opportunities.

The Role

As a Senior Quantity Surveyor, you will play a key role in the commercial delivery of a major infrastructure project from early contractor involvement (ECI) through to completion.

Initially, you will support commercial planning, procurement strategy, and subcontractor engagement. As the project progresses into delivery, you will take ownership of key commercial activities and support the development of junior team members.

This is a hands-on role requiring strong subcontractor management experience and the ability to operate within a collaborative project environment.

Key Responsibilities

Commercial Management
• Preparation and submission of applications for payment
• Monitoring and securing payments in line with contract terms
• Monthly cost/value reporting and forecasting
• Preparation of CVRs and final account positions
• Cash flow forecasting and planning
• Supporting project performance against KPIs

Contracts & Procurement
• Administration of NEC4 contracts
• Subcontract procurement, negotiation, and management
• Managing subcontractor accounts through to final account
• Preparing and managing variations, claims, and change events
• Ensuring contractual compliance and documentation

Stakeholder & Project Support
• Working closely with the client on commercial matters
• Supporting project teams with commercial advice
• Liaising with delivery, estimating, and procurement teams
• Providing weekly and monthly commercial updates

Leadership & Development
• Supporting and mentoring junior surveyors as the team grows
• Contributing to a collaborative and high-performing commercial team

Key Requirements

Essential
• Experience in a Senior Quantity Surveyor role within infrastructure or civil engineering
• Strong working knowledge of NEC contracts (NEC4 preferred)
• Proven experience managing subcontractors and commercial processes
• Experience in cost reporting, CVRs, and forecasting
• Strong communication and stakeholder management skills
• Ability to work across both office and site environments

Desirable
• Experience within rail or major infrastructure projects
• Experience working on large-scale or framework-based projects
• Degree/HNC/HND in Quantity Surveying or similar
• Membership of RICS (or working towards)
